Meet the Candidates
Jim Houtz
I wish to share my skill sets and experiences that have served this community well during
my past 23 years. During these years, I have delivered many positive outcomes as a leader
within the community. If I'm elected to the BOD, again, I will do my best to work
collaboratively with other members of the BOD to prepare for the challenges of HOA
management as we move forward.

Peter Stern
I believe an effective board makes responsible, well-informed decisions in the community's
best interests. I would bring my professional experience, leadership skills, and ability to work
with others to that effort. Transparency and trust are essential to good leadership. Residents
deserve to understand how and why important decisions are made, and I would support
keeping the board as open, accessible, and transparent as possible. I understand the
importance of listening to people, treating everyone with respect, and working together to
make our community a better place. My goal is to listen to residents, work collaboratively,
make thoughtful decisions, and help preserve and improve the quality of life we value at Del
Webb Spruce Creek.
Experience:
Marine Corps veteran who served in Vietnam in 1965-1966
Served on Spruce Creek Golf & Country Club Property and
Grounds Committee
26 years with British Airways - oversaw kitchen operations
and staff in Detroit, Boston, Chicago, Los Angeles, and
Philadelphia.
Worked in Sales and was a member of the $1,000,000 Club
multiple times.
